How to Think About the Lake's Geography

Greers Ferry Lake is shaped by its unusual structure: two large water bodies -- referred to locally as the South Pool and the North Pool -- connected by a narrow gorge called the Narrows. The dam sits at the southeast end of the south pool, near Heber Springs. The north pool extends northwest toward Fairfield Bay and the town of Greers Ferry. This two-part geography creates meaningfully different communities on each side, with the Narrows Bridge serving as the crossing point between them.

The south shore (Cleburne County) is where most of the service infrastructure sits: Heber Springs, the county seat, has the hospital, the major grocery stores, most of the restaurants, the schools, and the county offices. The north shore (Van Buren County) is where the lake's primary resort community -- Fairfield Bay -- sits, along with the town of Greers Ferry and the Narrows area.

Choosing a community is partly a practical question (which school district, how far from services) and partly a lifestyle question (resort community vs. small town vs. rural cove). Here is a working breakdown of each area.

Heber Springs: Service Hub of the South Shore

Heber Springs (population approximately 7,000) is the largest city adjacent to Greers Ferry Lake and the Cleburne County seat. It sits about 3 miles south of the dam on Highway 25 and is the closest full-service town to the lake. Baptist Health Medical Center-Heber Springs -- the area's primary hospital -- is here, as are the major grocery options (Walmart, Harps), a Lowe's, multiple banks, most of the lake's restaurants, and the majority of the area's professional services.

For lakefront buyers, Heber Springs-adjacent properties offer the best combination of genuine water access and proximity to services. Eden Isle -- a private island community accessible via causeway from the Heber Springs side -- is the lake's most prestigious residential address, home to the Red Apple Inn resort, an 18-hole championship golf course, and custom lakefront homes. Eden Isle properties are rarely on the market and when they are, they command significant premiums over comparable homes elsewhere on the lake.

School district: Heber Springs School District. The Heber Springs schools have historically ranked among the better rural school systems in north-central Arkansas, according to state education data, though rankings change year to year and families should verify current data at the Arkansas Department of Education website.

Price range: Lakefront homes in the Heber Springs area run from the $250,000s for older cabins to $1 million-plus for newer custom builds on private lots with dock permits. Eden Isle commands the highest per-square-foot prices on the lake.

Greers Ferry: The North Shore Town

The town of Greers Ferry (population approximately 1,000) sits on the north shore along the Narrows and State Highway 16. It is the functional heart of the north pool area and home to several marinas: Lacey's Narrows Marina (501-825-6214, on Highway 16 and the Narrows Bridge) and Shiloh Marina (501-825-6237, 1350 Shiloh Road) are both located here. The Real Estate Center -- one of the oldest brokerages in the area -- is on Edgemont Road in Greers Ferry. Carlton Lake Realty is also on Edgemont Road.

Greers Ferry as a community has a more working-class, year-round residential character than Fairfield Bay. Properties here are typically smaller and less expensive. Many longtime lake families have roots in Greers Ferry rather than in the planned resort community to the north. The town has a Baptist Health Family Clinic on Highway 16 (between Greers Ferry Lake Boat Storage and the Sugar Maple Inn), convenient grocery access at Kirk's Grocery, and enough local commerce to support daily life without driving to Heber Springs for everything.

School district: West Side School District (serves Greers Ferry, Fairfield Bay, and surrounding Van Buren County areas). Millage is approximately 33.6 school mills plus county and city.

Price range: Lakefront homes in Greers Ferry town typically run $200,000--$600,000 depending on view, dock status, and condition. Non-waterfront properties with lake access start below $150,000.

Fairfield Bay: The Master-Planned Resort Community

Fairfield Bay is Greers Ferry Lake's most organized and amenity-rich community. Founded in 1967 by Fairfield Communities Inc. as a timeshare resort on the north shore, it has grown into a 14,000-acre incorporated city in Van Buren County with a permanent population of approximately 2,100 and a much larger seasonal presence. The community sits entirely on the north side, overlooking the north pool.

The Fairfield Bay amenity package is genuine and comprehensive: Fairfield Bay Marina (Premier Marina) with over 400 slips, two 18-hole championship golf courses (Indian Hills and Mountain Ranch), eight championship tennis courts, three resort-style pools, over 90 miles of ATV/UTV trails, 20-plus miles of hiking and biking trails, a fitness center, library, miniature golf, shuffleboard, a conference center, and more than 50 active community organizations. The Sugar Loaf Mountain Island National Recreation Trail -- Arkansas's first designated national scenic trail -- departs from the Fairfield Bay Marina by water shuttle.

The tradeoff for all these amenities is HOA governance and the associated costs. Fairfield Bay Property Owners Association dues cover road maintenance, common areas, and amenity operations. The annual assessment has historically run $400--$800 per property depending on lot type. Fairfield Bay also has city utilities -- municipal water and sewer rather than private wells and septic -- which provides infrastructure convenience but carries monthly utility costs.

The housing stock in Fairfield Bay skews older. A significant portion of the inventory consists of condominiums and smaller vacation cabins from the 1970s and 1980s, which is one reason Fairfield Bay carries a lower median home price (Zillow shows $142,000--$145,000) than the Greers Ferry or Heber Springs lakefront market. There are newer custom homes here, particularly on lakefront lots and golf course lots, but the overall inventory is more varied in age and condition than a more recent development would be.

School district: West Side School District (same as Greers Ferry). Fairfield Bay is an incorporated city, so city millage applies on top of school and county mills.

Eden Isle: The Lake's Most Exclusive Address

Eden Isle is a private residential community on an actual island in the south pool, connected to the Heber Springs side by a private causeway. The Red Apple Inn and its 18-hole championship golf course occupy a significant portion of the island, with residential lots and homes surrounding it. The island was developed from the original 500-acre Thomas property acquired before the lake was built; the Red Apple Inn has been operating here since the early 1960s under various ownership, most recently Dick and Patti Upton since 1995.

Eden Isle properties rarely come to market. When they do, they command the highest prices on the lake for comparable square footage. The combination of island exclusivity, golf course access, lakeside dining at the Red Apple Inn, and private road infrastructure makes this unlike any other address on Greers Ferry Lake.

Higden, Drasco, and the Cove Communities

The communities of Higden (where the original submerged town was located, now rebuilt on higher ground), Drasco, and Quitman surround various coves on the south and east shores. These are smaller communities with minimal commercial infrastructure but genuine lakefront access and, in some cases, some of the lake's most secluded cove properties.

Cove Creek Recreation Area -- managed by the Corps -- provides public boat ramp access in the Quitman area (734 Cove Creek Road, call 501-362-2416 for conditions). Properties in the Quitman school district carry West Side school district millage.

Price range in these cove communities varies widely based on water access and lot configuration. Non-lakefront properties can be found below $100,000; true cove-front lots with dock access command significant premiums.
