Loch Lomond sits inside Bella Vista's Property Owners Association community -- a master-planned system of seven lakes, seven golf courses, pools, fitness centers, and over 100 miles of trails. That infrastructure is exceptional by any measure. It also costs money, and every property owner in Bella Vista pays into it whether they golf or not. Activity Cards and Amenity Access

The base assessment gets your property into the POA system. The $30 Activity Card (per person, annual) is what actually unlocks most of the amenities at no additional charge. Without an Activity Card, you pay per-use rates for fitness facilities, pools, and lake access. With it, daily fitness and indoor pool access at Branchwood and Metfield are included, lake use for members is included, and you get 10% off food at the community restaurants.

For a household of two, Activity Cards run $60/year -- and if you have up to five dependents, they ride free when two adults on the account hold cards. This is genuinely good value given what the amenities cost to build and maintain.

Boat Registration and Marina Costs

Every watercraft on Bella Vista's lakes must be registered with the POA annually. The 2025 rates:
