Table Rock Lake, Arkansas

The Arkansas side of a 43,100-acre Army Corps reservoir on the White River, shared with Missouri and anchored by Holiday Island and Eureka Springs. Lower carrying costs than the Missouri shore, a citywide short-term rental ban next door in Eureka Springs, and a 2025 county reappraisal that most listing tax records haven't caught up with yet.

The Lake at a Glance

Table Rock Lake is a 43,100-acre Army Corps of Engineers reservoir on the White River, straddling the Missouri-Arkansas state line. The Arkansas portion sits in Carroll, Boone, and Marion counties, with Holiday Island and Eureka Springs anchoring the shore. While the much larger Branson-facing Missouri side dominates the lake's national name recognition, the Arkansas arm -- fed by Long Creek and the Kings River -- offers its own distinct buyer profile, cost structure, and community character.

Holiday Island, five miles north of Eureka Springs on Highway 23, is the primary residential community on the Arkansas shore. It is governed as a Suburban Improvement District (SID) -- a government entity, not a homeowners association -- that runs water and sewer, fire and EMS, law enforcement, a marina, 27 holes of golf, and a full recreation complex across more than 5,000 lots spread over 4,500 acres. That structure means every property owner pays annual SID assessments regardless of amenity use, a real cost layer buyers from other states don't expect.

Eureka Springs itself, a year-round arts and tourism destination drawing roughly 750,000 visitors annually, shapes the AR-side economy in a way the Missouri shore does not replicate. But in October 2021, Eureka Springs banned all new short-term rentals by ordinance -- a decision that meaningfully divides the AR-side STR investment calculation from the Missouri side, where short-term rental demand around Branson remains a much larger driver of buyer interest.

What Buyers Need to Know First

Carroll County completed a reappraisal cycle in 2025 that raised assessed values 34.21% from 2022 levels, reflecting the post-pandemic run-up in lake property prices. Buyers should verify a seller's quoted tax bill reflects the new post-reappraisal basis rather than an outdated, lower figure from before the adjustment -- a discrepancy that has already caught more than a few unprepared buyers off guard at closing.

The second detail buyers consistently miss: new private docks on Table Rock Lake require USACE authorization under the Shoreline Management Plan, and permitted docks must have a minimum of 12 slips and a maximum of 20 -- there is no single-slip private dock option anywhere on this lake. Buyers picturing their own personal dock should understand that reality will redirect them toward a community dock arrangement or an existing marina slip instead. Holiday Island residents largely sidestep this through the SID's own marina program, while properties outside Holiday Island in the Long Creek and Kings River arms deal directly with USACE Little Rock District.

USACE manages the reservoir's conservation pool at 915 feet MSL, with a seasonal high of 917 feet from May through November. Most Arkansas-side lakefront homes sit well above the 931-foot flood pool elevation, meaning flood insurance typically is not lender-required -- though the lake hit an extreme 935.47 feet during the 2011 flood, and buyers should always confirm elevation data for a specific parcel before assuming coverage is unnecessary.

Arkansas Side Versus Missouri Side

Buyers genuinely shopping both shores should understand the Arkansas side generally offers lower carrying costs, driven by Arkansas's statewide 20%-of-market-value assessment ratio and Carroll County's competitive millage, plus Arkansas's broader tax advantages: no state tax on Social Security benefits and meaningfully lower income tax rates than Missouri for most brackets. That combination makes the Arkansas side a genuinely strong option for retirees, even before factoring in the lake itself.
