Most Florida lakes have no private docks
Unlike lakes in Tennessee, Georgia, or the Carolinas where private docks are the norm, most Florida lakefront homes have no dock and no right to build one. Florida's water management districts (SJRWMD, SFWMD, SWFWMD) regulate dock permits under strict environmental review, and many lakefront parcels in Florida are classified as water-dependent uses where dock permits are not available. A listing described as "lakefront" or "lake access" does not mean you can build a dock. Verify with the specific water management district before closing.
Water management districts control your lake level
Florida lakes are managed by five regional water management districts, not the Army Corps, not the state, not your county. The St. Johns River Water Management District (SJRWMD) manages most Central and Northeast Florida lakes. The South Florida Water Management District (SFWMD) manages most lakes south of Orlando. The Southwest Florida Water Management District (SWFWMD) manages Pinellas and Hillsborough county lakes. Water levels can be lowered intentionally for vegetation management or drought response -- without notice to lakefront owners.
No state income tax, but algae matters
Florida has no state income tax, and effective property tax rates on lake homes range from roughly 0.9% in Highlands County to 1.2% in Orange County -- among the lowest in the nation for lakefront property. The real wildcard is water quality. Florida lakes experience blue-green algae (cyanobacteria) blooms that can close lakes to swimming, boating, and fishing for weeks or months. Blooms are unpredictable and not always disclosed in listing documents. Ask for the lake's bloom history before closing.
