How the Lake Divides Geographically

Lake Barkley is shaped roughly like an elongated Y. The top of the Y is the northern portion near Grand Rivers and the canal connection to Kentucky Lake — the widest and deepest part of the reservoir, where Barkley Dam is located. From there the lake extends southeast through Lyon County, then Trigg County, then into the long southern arm — the Little River arm — that curves toward Cadiz. A separate finger extends south into Caldwell County territory around the Princeton area. The Tennessee portion of the lake, in Stewart County south of the state line near Dover, holds a small residential market on the southern end.

Most of the residential real estate market — the ~300 active listings that make Barkley a T1 lake in this research set — is concentrated in three zones: the Cadiz and Little River arm area in Trigg County, the Eddyville and Eddy Creek area in Lyon County, and the Kuttawa Harbor and Grand Rivers zone at the northern end of the lake. Understanding what distinguishes each of these three zones is the starting point for any serious buyer.

Cadiz and the Little River Arm (Trigg County)

Cadiz (pronounced KAY-deez by locals — never kah-DEEZ if you want to avoid the immediate tourist tell) is the Trigg County seat and the largest service community for the southern portion of Lake Barkley. The Little River arm of the lake extends from the main body southeast toward Cadiz, creating an elongated stretch of waterfront that is calmer, more protected, and more sheltered than the open main lake. Properties in this area benefit from easy access to Cadiz for groceries, pharmacy, hardware, and dining while sitting within minutes of the water.

Key marina and resort anchors in this area include Prizer Point Marina and Resort (on the Little River arm at mile marker 55, 1,777 Prizer Point Road, 270-522-3762), Boat Haven Resort Marina (3025 Rockcastle Road, 270-522-7638), and Lake Barkley Marina inside Lake Barkley State Resort Park (4200 State Park Road, 270-924-6081). The state resort park itself — with its lodge, restaurant, indoor pool, tennis courts, spa, golf course, and full marina — is a significant amenity for property owners in the Cadiz area and a regional draw that elevates the long-term desirability of this sub-market.

The Cadiz and Little River arm sub-market tends to draw buyers who want proximity to services, prefer a calmer more sheltered water environment, and are comfortable with the southern Kentucky small-town lifestyle that Cadiz provides. The siltation caveat noted elsewhere on this site applies here: some coves in the Little River arm are shallower than the main lake, and depth at winter pool should be confirmed for any specific property before purchase.

Eddyville, Eddy Creek, and the Eddy Bay Area (Lyon County)

Eddyville is the Lyon County seat, located on US 62/641 at the edge of the lake. Because Eddyville was completely relocated from its original lakeside location when the lake was impounded in 1966, every structure in modern Eddyville was built after that date — a quirk that gives the town an unusual visual coherence but also a relatively modern building stock compared to comparable Kentucky towns. The lake community around Eddyville centers on the Eddy Creek and Eddy Bay areas, with Eddy Creek Marina Resort (7612 KY-93 South, 270-388-2271) serving as the primary marine service anchor.

The Eddy Bay area — the cove network around the Eddy Creek inlet — is one of the most active waterfront residential sub-markets on the lake. Properties here tend to have better main-lake depth than the Little River arm, more direct access to the central lake body, and good proximity to both Eddyville services and the Kuttawa area just to the northwest. Buzzard Rock Resort and Marina (985 Buzzard Rock Road, Kuttawa, 270-388-7925) with its 285-slip marina in the most protected harbor on the lake system is nearby. Kuttawa Harbor — also in Lyon County, centered around Hu-B's at Kuttawa (1709 Lake Barkley Drive, 270-388-9563) — is a smaller but well-established lake community with a strong local character and good boat access to the northern lake.

Lyon County waterfront tends to appeal to buyers who want a slightly more rural feel than the Cadiz area while remaining close to lake amenities. The Eddy Creek and Eddy Bay communities sit between the main lake body and the canal connection north — meaning boaters here have easy access to both the full length of Barkley and the canal crossing to Kentucky Lake in a single outing.

Grand Rivers and the Canal Connection Area

Grand Rivers is a small community (population under 400) at the northern tip of Lake Barkley, literally at the point where the canal connecting Barkley to Kentucky Lake meets the main lake body. Its geographic position — at the junction of two major lake systems with Land Between the Lakes National Recreation Area directly adjacent — makes it one of the most distinctive micro-communities in western Kentucky lake country, arguably punching well above its size.

Green Turtle Bay Resort and Marina (263 Green Turtle Bay Drive, Grand Rivers) is the dominant facility here — a full-service marina with over 450 slips ranging from 28-foot to 100-foot covered and uncovered capacity, transient docking, two on-site restaurants, pool, spa, and the prestige of a Quimby's Five Anchor designation. It is a stop on the America's Great Loop cruising circuit, meaning it regularly hosts large-vessel transient traffic from around the country. Lighthouse Landing Marina (on the Kentucky Lake side of Grand Rivers) adds sailing school, 190 open slips, and additional amenities. Patti's 1880s Settlement (1793 J.H. O'Bryan Avenue, Grand Rivers, 270-362-8844) — a legendary regional restaurant that draws visitors from across the state — anchors the dining scene.

Waterfront property in the Grand Rivers area is limited and highly sought after. The community's small size and natural buffer from Land Between the Lakes on one side and the lake on the other sides limits development potential. Properties here tend to be priced at a premium relative to comparable waterfront in Trigg or Lyon County, reflecting the unique position between two lake systems with world-class marina infrastructure on site.

Moon Bay and Platted Communities

Moon Bay is a platted waterfront community on Lake Barkley with townhouse-style condominiums and waterfront access. It has appeared in active listings on LakeHouse.com and other platforms as a more affordable entry point to the Barkley waterfront market — units in the townhouse style at Moon Bay offer lake access without the carrying costs of a single-family waterfront home and individual dock. For buyers whose primary use is seasonal or vacation-oriented, condo-style access communities like Moon Bay are worth considering alongside traditional single-family lakefront.

The Kuttawa Harbor area also has platted subdivision development with established lake-access neighborhoods that predate the modern waterfront premium market. These properties typically carry lower price points than direct-waterfront homes with their own private docks, but offer community dock access and a strong sense of established neighborhood character. For buyers who are price-sensitive but want the Lake Barkley lifestyle without stretching to true waterfront pricing, the lake-access neighborhoods around Kuttawa are worth exploring.

Tennessee Side: Stewart County

The southern end of Lake Barkley extends into Stewart County, Tennessee, with Dover as the closest Tennessee town. The market on the Tennessee side of Barkley is thin compared to the Kentucky counties — there are active listings but the total volume is small. Dover is home to Fort Donelson National Battlefield, which brings Civil War history tourism to the area, and Leatherwood Resort and Marina (753 Leatherwood Bay Road, Dover, TN, 931-426-9662) serves the Tennessee-side boating market.

Tennessee has no state income tax, which is a meaningful draw for buyers who prioritize income tax minimization over property tax minimization. Tennessee property taxes on Stewart County waterfront run somewhat higher than Trigg County Kentucky rates, partially offsetting the income tax advantage. Buyers considering the Tennessee side of Barkley should also note that they would be subject to Tennessee real estate law, Tennessee licensing requirements for any contractor work, and Tennessee insurance regulatory requirements — all of which differ from Kentucky. It is a genuinely different purchase in a different state, not just a geographic extension of the Kentucky market.

Which Area Is Right for You

The sub-area decision on Lake Barkley comes down to a few practical questions. If proximity to the most services, the state resort park amenities, and a calmer southern arm matters most, the Cadiz and Little River arm area in Trigg County is the primary market. If deeper water access, good main-lake boating, and a slightly more rural feel appeals, the Eddyville and Eddy Creek area in Lyon County is the most active alternative. If being at the physical crossroads of two lake systems with top-tier marina infrastructure in a uniquely small community is the priority, Grand Rivers commands a premium that reflects that rarity. And if income tax minimization outweighs other considerations and you are willing to navigate a thinner market in a different state, the Tennessee side offers that option.

Most buyers who are serious about Lake Barkley end up spending time in at least two of these sub-areas before deciding. The differences in feel, infrastructure, and price are real and meaningful, and the forty-minute drive from Grand Rivers to Cadiz covers the full length of the lake — worth doing before committing to any specific area.
