Two Bills, One Property

Properties in the City of Asheville pay two separate property tax bills each year: a Buncombe County bill and a City of Asheville bill. The Buncombe County FY2025-26 rate is $0.548 per $100 of assessed value. The City of Asheville FY2025-26 rate is $0.4488 per $100. Combined they produce an effective rate of approximately $0.9968 per $100 -- rounding to essentially $1 per $100.

North Carolina assesses all property at 100 percent of appraised market value. There is no fractional assessment ratio. The full appraised value is the tax base. Buncombe County completed a revaluation effective January 1, 2025, resetting all values to current market conditions. Lake View Park residential values, which appreciated significantly in the post-pandemic period as Asheville's desirability surged nationally, are reflected in the 2025-revaluation assessed values. Iredell County (Lake Lookout): $0.50, county-only. Jackson County (Bear Creek Lake): $0.32, county-only. Buncombe County alone at $0.548 would already be the highest county-only rate in the guide. Adding the $0.4488 city overlay roughly doubles the burden compared to the least-expensive alternatives. Senior Exemptions: The Biggest Relief in the Guide

North Carolina's Elderly or Disabled Homestead Exclusion applies to both the county and city portions of the Lake View Park tax bill simultaneously.
