Watauga Lake is oriented roughly northeast-southwest, with the dam at the western end and the lake extending east and north into the mountains. The southern shoreline and the area near the dam site are primarily in Carter County. The northern shoreline and the more remote upper reaches of the lake are primarily in Johnson County. Carter County properties are generally closer to Elizabethton's medical facilities (Sycamore Shoals Hospital, the primary Carter County hospital), grocery stores, and the US-19E corridor that connects to Johnson City. Johnson County: The Remote North Shore

Johnson County occupies the northern and eastern shoreline of Watauga Lake — the more remote sections with views toward the higher Appalachian ridgelines. Mountain City, the Johnson County seat, is approximately 15 to 20 miles from the lake. Johnson County is genuinely rural — one of Tennessee's smallest counties by population, with a limited commercial base and a mountain community character that has changed slowly over the decades.

Johnson County lakefront on Watauga tends to be more remote than Carter County frontage — longer drives on mountain roads, more exposure to severe weather effects, and in some areas more dramatic terrain. The Cherokee National Forest presence on the Johnson County shore is also significant — some sections of the Johnson County Watauga Lake shoreline are almost entirely National Forest, with private parcels appearing as isolated pockets between forest sections.

For buyers who specifically want the most remote, least accessible, most dramatically mountain-like Watauga Lake experience, Johnson County delivers it. For buyers who want Watauga Lake's scenery with reasonable access to services and medical care, Carter County is the more practical choice.

The specific coves and valleys where private residential development exists on Watauga Lake have distinct character based on their orientation, depth, and relationship to the surrounding National Forest. Some coves are entirely private — bounded by private land on all sides with no National Forest exposure. Watauga Lake does not have the large subdivisions and HOA communities that characterize lakes like Tellico Village on Tellico Lake or the Harrison Bay area on Chickamauga Lake. The lake's smaller scale and limited private frontage mean that the community is relatively small — a few hundred lakefront property owners across the entire lake.
