The Dock Situation: Both Restrict, Differently

Neither Lake Ray Hubbard nor Lewisville Lake allows new private dock construction in the traditional sense. At Lewisville, USACE permanently prohibits new private boathouses and no new construction has been permitted since the USACE took over management. A small grandfathered inventory of existing boathouses exists and can be purchased with specific Lewisville properties. At Ray Hubbard, the take-line sublease system permits shoreline improvements including docks and boathouses -- but the system is administered city-by-city, requires the buyer to execute a new sublease at sale, and has different rules in Rockwall versus Rowlett versus Garland. Neither lake offers the simple "I own my dock" experience of Cedar Creek Lake under TRWD permits.

Rockwall Harbor vs. The Lakefront at Lewisville

Both lakes have waterfront entertainment districts. Lewisville's Lakefront at Lewisville development is near the lake but not as directly boat-accessible as Rockwall Harbor. Rockwall Harbor's combination of a full-service hotel, 12-screen theater, lighthouse concerts, and walkable waterfront plaza is more comprehensive and more specifically integrated with the boat-in experience than what Lewisville currently offers.
