Size and Character

The most fundamental difference between these two lakes is scale. Lewisville Lake at 29,592 acres is four times the size of Grapevine Lake at 7,380 acres. On a peak summer Saturday, that size difference is experiential as much as numerical -- Lewisville Lake can absorb hundreds of boats across its main body and multiple arms without feeling dangerously congested. Grapevine Lake, being smaller and more compact, tends to concentrate boat traffic more visibly on busy days.

The character follows from size. Lewisville Lake has the social boating infrastructure -- Party Cove, four marinas, The Lakefront at Little Elm Beach -- that a large social boating community generates over decades. Grapevine Lake has a quieter, more local character. It is surrounded by the city of Grapevine to the south and east, which provides excellent dining, retail, and amenity access (Grapevine is well known for its Historic District and wine tourism), and Flower Mound to the northwest. But the lake itself does not have the same social boating identity as Lewisville.

The Dock Situation: Same Policy, Very Different Inventory

Both lakes are operated by the USACE Fort Worth District under the same no-new-private-dock policy. But the practical effect differs because the two lakes have different amounts of existing grandfathered boathouse inventory. Lewisville Lake, being much larger and having had a longer history of residential development, has a larger population of existing permitted boathouse structures in the market. Grapevine Lake, being smaller with less shoreline, has a more limited existing boathouse inventory. For buyers for whom private dock access is critical, Lewisville Lake simply offers more options.

Tax Rate: A Meaningful Gap

Property tax rates differ materially between the two lakes. Lewisville Lake communities run verified 2025 rates from 1.6523% (Hickory Creek/Lake Dallas ISD) to 2.0411% (The Colony/Little Elm ISD) depending on city and school district. Grapevine Lake shoreline splits between Tarrant County (Grapevine city side) and Denton County (Flower Mound side). Tarrant County property along Grapevine Lake in the City of Grapevine runs significantly higher effective rates -- Tarrant County is among the highest-rate large counties in Texas, and the City of Grapevine's rate adds to that. The Denton County (Flower Mound) side of Grapevine Lake is closer to Lewisville Lake's rate range. On a $700,000 lakefront home, the gap between a 1.71% Lewisville rate and a 2.30% Grapevine/Tarrant rate is approximately $4,130 per year -- a meaningful carrying cost difference over time.

Airport Proximity: Grapevine's Unique Advantage

Grapevine Lake's most distinctive advantage over Lewisville Lake is DFW Airport proximity. The lake is approximately 2 miles from DFW Airport, which is exceptional for a lake residential community anywhere in the country. For frequent business travelers or anyone who values the ability to reach a major international airport in 10 minutes or less, no other Texas lake market competes with Grapevine Lake on this dimension.

Lewisville Lake is 26 miles from DFW -- a reasonable commute in non-peak traffic but a meaningful difference from Grapevine's proximity. For buyers who fly regularly and for whom a 2-minute airport drive versus a 35-minute airport drive is a material quality-of-life factor, Grapevine Lake deserves serious consideration despite its smaller size and higher tax rate.

Which Lake Is Right for You

The decision between Lewisville and Grapevine generally comes down to three factors: how much you value lake size and social boating culture, how important DFW Airport proximity is, and how sensitive you are to the tax rate differential. Buyers who want the full DFW social lake experience with the most boathouse inventory available and are comfortable with a 26-mile airport drive will find Lewisville Lake superior in almost every dimension. Buyers who fly frequently, prefer a quieter lake, and value the Historic Grapevine amenity context may find Grapevine Lake worth the smaller size and higher taxes. Buyers who want both LISD schools and lake access are more naturally served by Lewisville Lake, as LISD territory is the dominant school district on that lake's most desirable shores.
