Shady Shores, Hickory Creek & Corinth: The North Shore Communities
The quieter side of Lewisville Lake. Lower price points, LISD schools in Hickory Creek, Denton ISD in Shady Shores and Corinth, a free public boat ramp at Sandy Beach Access, and the most private lake experience on any Lewisville Lake shore.
Shady Shores
Shady Shores is a small city of approximately 3,000 residents on the northwest arm of Lewisville Lake. It is among the most directly lake-adjacent communities on the entire lake -- most of Shady Shores sits within a short walk or drive of the water, and the city's residential streets frequently end at the Corps property line above the lake. Sandy Beach Access, a free two-lane Corps boat ramp off Lakeshore Road in Shady Shores, provides direct north shore lake launch access at no cost -- a practical advantage for residents who own boats but do not have private boathouse access.
Shady Shores is served by Denton ISD schools. The community has a quiet, residential character with minimal commercial development -- residents must drive to Lake Dallas, Corinth, or Lewisville for most shopping, dining, and services. This lack of commercial infrastructure is one of the tradeoffs of Shady Shores's quiet character. Buyers who specifically want the most private, low-density lake community on Lewisville Lake often find Shady Shores the right answer.
Hickory Creek
Hickory Creek is a larger north shore community than Shady Shores, with approximately 4,500 residents and more commercial development along FM 2181 and the I-35E corridor. Hickory Creek is served by Lewisville ISD -- the same district that serves Highland Village -- making it the most affordable Lewisville Lake community with LISD school access. For buyers who prioritize LISD schools and lake proximity at the lowest possible price point, Hickory Creek is the answer on this lake.
Hickory Creek has a mix of older established lakefront streets and newer inland neighborhoods. The older lakefront areas -- streets that back directly to the Corps property line above the lake -- have a more rural, established feel than newer community developments, with larger lots and mature landscaping. Some of these older lakefront streets have existing permitted boathouse structures at price points substantially below the Highland Village or Little Elm waterfront market, making Hickory Creek the most accessible entry point to private dock ownership on Lewisville Lake for budget-conscious buyers.
Corinth
Corinth is the largest of the three north shore communities, with approximately 21,000 residents and the most developed commercial infrastructure. The city sits at the intersection of I-35E and FM 2181, providing the best commute access of any north shore community -- I-35E northbound to Denton or southbound to Dallas and DFW Airport are both immediately accessible from most Corinth addresses. Corinth is served by Denton ISD, which approved a 5-cent M&O rate increase in November 2025 and has strong academic programs at its high schools (Ryan High School and Guyer High School).
Corinth has the largest selection of shopping, dining, and services of the three north shore communities, though it is still suburban in character rather than urban. The city has several lakefront and lake-access neighborhoods, particularly in its western sections near the lake, though the majority of Corinth's residential development is inland. For buyers who want north shore lake access with the most service infrastructure and the best commute access of any quiet north shore community, Corinth is the practical choice.

Lake Dallas -- the city, not just the lake -- sits on the western shore between Shady Shores and Hickory Creek. The city of Lake Dallas has direct lake frontage in several neighborhoods and provides Lake Dallas ISD schools. Lake Dallas ISD is separate from both LISD and Denton ISD, and is one of the smaller school districts serving the lake. The city is compact and has an older, established residential character. Property values in Lake Dallas lakefront areas are among the lower-priced on the entire lake, reflecting the older housing stock and less prominent school district reputation compared to LISD communities.
North Shore Value Proposition
The north shore quiet communities collectively represent the best value proposition on Lewisville Lake for buyers who prioritize affordability over address prestige and community finish. Non-waterfront lake-access homes in Hickory Creek start in the mid-$300s. Waterfront homes without boathouse access start in the low $400s. Existing permitted boathouse properties -- rare even here, but present -- can be found in the $550,000 to $750,000 range in the older Hickory Creek and Shady Shores lakefront streets. This is substantially more affordable than comparable boathouse access on the south or southwest shores, where the same access starts above $800,000 in most of the market.
The tradeoff is clear: less community infrastructure, quieter local dining and entertainment, and smaller city character versus the amenity completeness of the south or southwest shores. For buyers who know what they are trading -- and who specifically value the quieter lake experience over the social energy and retail completeness of the other shores -- the north shore quiet communities consistently overdeliver relative to their price points.
