The most consequential fact about Lake Hamilton for a home buyer is not its size or its proximity to downtown Hot Springs -- it is the dock permit situation. Docks sit on Entergy-owned land under FERC License No. 271, and the permit is registered to the seller, not the property. It does not transfer automatically at closing; the buyer must apply, submit documentation, and receive Entergy approval before the transfer is complete. A lakefront home without a permitted dock cannot simply have one added after closing -- Entergy's permit system on this lake is effectively closed to meaningful new construction given how developed the shoreline already is.

Second, buyers should expect and budget for an annual winter drawdown that exposes docks for months at a time, along with the complete lakefront insurance stack that comes with owning on a managed Entergy reservoir.
