Rocky Mount and Franklin County

Rocky Mount is the Franklin County seat and the largest town near the Franklin County sections of Philpott Lake. The town has a modest commercial center with the services expected of a small Virginia county seat: grocery stores, pharmacies, banks, a community hospital (Carilion Franklin Memorial Hospital), and local restaurants. Franklin County is approximately 50 miles south of Roanoke via US-220, making Roanoke accessible for specialty services and major retail without requiring a 2-hour drive.

The Philpott Lake recreation areas in Franklin County -- Salthouse Branch, Horseshoe Point, Twin Ridge, Ryan's Branch, and Jamison Mill -- are spread along the lake's Franklin County boundary. These recreation areas provide the boat ramps, campgrounds, and picnic areas that serve Franklin County lake visitors. Rural residential properties in Franklin County near the lake sit in genuine mountain foothill terrain with winding roads and significant tree cover. The county's character is deeply agricultural and rural -- it is not developing toward Roanoke the way some of the closer Roanoke suburbs are.

Martinsville, Ridgeway, and Henry County

Henry County provides the most developed services infrastructure of the three counties surrounding Philpott Lake. Martinsville is a city of approximately 12,000 residents with more complete retail, dining, and healthcare options than either Rocky Mount or Stuart. SOVAH Health Martinsville is the regional hospital. Henry County is historically known for its Bassett Furniture legacy -- Bassett, Fieldale, and Martinsville were once the center of American furniture manufacturing, and while that industry has contracted significantly, the manufacturing heritage shapes the county's character. Martinsville Speedway provides a NASCAR racing venue that draws significant regional attention and tourism annually.

Stuart and Patrick County

Patrick County and its county seat of Stuart are the most rural of the three Philpott Lake counties. Stuart is a small town of approximately 1,500 residents with basic services -- the county government, a regional medical facility, grocery access. The Blue Ridge Parkway and Fairy Stone State Park (the namesake of Virginia's state stone) are in Patrick County, making it the most outdoor-recreation-oriented of the three counties. The upper Philpott Lake arms in Patrick County are the least-developed and most scenic sections of the lake. Buyers who want to be as close as possible to the lake's upper walleye and bass fishing areas while accepting the most rural service environment of the three counties will look at Patrick County.
